Can you start work before a permit is issued?

No. Under state law, a permit must be issued and paid for prior to beginning work.

Is a permit required for roofing?

Only if replacing the plywood or rafters. For shingles only, no permit is required.

Is a permit required for siding?

No. The PA UCC does not require a permit be issued for siding.

Is a permit required for decks?

Only when a deck will be higher than 30" above grade of ground. All decks below 30" above grade of ground require a zoning permit only. If your deck is under 36" above grade of ground and it is covering the basement egress, you must build a hatch in the deck flooring.

Is a permit required for pools?

Yes for all pools which contain over 24" of water depth. A zoning permit is also required.

Is a permit required for patios?

Only when a patio will be higher than 30" above grade of ground. A zoning permit is always required for all patios.

Is a permit required for sidewalks and driveways?

Yes when in the township road right-of-way.

Is a permit required for a fence?

Fences are exempt from building permits. However, there are zoning requirements. See Zoning FAQs.

Is a permit required for a shed?

All sheds over 250 square feet require a building permit. All sheds require a zoning permit.

Is a permit required for a sign?

All signs require building and zoning permits.

Is a permit required for a finished basement?

All basement work requires a building permit and a second means of egress (Bilco doors or emergency escape window).

Is a permit required for replacement windows?

No permit is required unless you are increasing the width of the permit, then you require a structural permit.

How much does a permit cost?

How long does it take to process a permit?

Usually 15 business days for residential and 30 business days for commercial.

Who can apply and pay for a permit?

Anyone can apply for a permit with property owner's permission.

Do contractors have to register with New Britain Township?

All contractors and subcontractors must be registered with the State of Pennsylvania. You can find information on registering as a contractor here..

New Britain Township requires contractors to submit a copy of a Certificate of Liability Insurance with permit applications.


Is a Use and Occupancy required for a resale or lease?

Yes, a Use and Occupancy is required for a resale, lease or rental property.

The seller or landlord is responsible for obtaining a Use and Occupancy application from from the Township as well as paying the fee and setting up an inspection. (Agents are authorized to apply in place of seller).

No person should go to settlement or occupy a space without a Use and Occupany Certificate. This is to ensure everyone's safety.

How do I obtain a Use and Occupancy application?

Applications are available on the Township website, can be picked up or mailed out.

How do I order a Use and Occupancy?

Submit a completed application;
Submit payment in the form of check or cash;
Schedule an inspection with the Township Inspector;
An inspection should be scheduled no earlier than three weeks prior to needed inspection.

How long is a Use and Occupancy good for?

Until resale of property or change of tenant.
